Given that residential yields are growing due to increasing rents often exceeding 5%, with Westpac's two year fixed home loan at 4.99% there's never been a better time to lock it in. Hey, you might want to consider a knock down and build investment project with this!
The two year fixed rate may be available for construction loans, of which is great for investors developing their portfolio via city infill and subdividing. There are benefits to new investment property builds via this method, new building depreciation is one of them, providing positively geared investments in the Perth Metropolitan area.
Perth remains the tightest capital city rental market with its vacancy rate tightening from 0.9% to 0.8% (Source SQM Research) - a distressing sign for Perth renters but good news for investors if they act now. There's low interest rates, higher rents and listings of existing homes are down from March 2010, 17,760 to December 2012 9,243 and falling (Source Reiwa).
